Our Residential Maintenance Program

Starts with a property assessment that is divided into several areas:

  1. Repairs that need to be made.
  2. Health concerns that should be addressed.
  3. Safety concerns that need to be corrected.
  4. List of items that require scheduled maintenance.
  5. Provide a Property Development Plan- A comprehensive strategy for enhancing the value and usability of your residence, over time, and according to an affordable plan.

The initial inspection provides the essential information we need to provide a comprehensive report:

  1. Repair Report – will specify repairs that should be made to the property and rate the need for the repairs on a scale of importance (1-5). It will also provide an approximate cost for each of those repairs.
  2. Health Report – Investigate health related concerns of the property through a variety of test we administer including; indoor air quality, mold levels and types, radon, water quality, soil testing around the foundation, EMF (electromagnetic frequencies and radiation) that can be harmful, Body Voltage Test Kit – Measures AC Voltage Present on the Human Body From Live Electrical Wiring in your Ceilings Walls and Floors, and pest intrusion.  Our report will rate the intensity of the health concerns (1-5) and provide possible solutions and approximate cost to address each of the concerns.
  3. Safety Report: This will address any issues that pose safety concerns related to physical construction (stairs, railings, egress, height obstacles), fire and harmful gas hazards, various alarms and prevention, electrical hazards, adequacy of attached items (including ceiling fans, heavy ceiling lights, heavy pictures, etc.) In short, any issue that presents a safety issue on your property will be flagged, rated (1-5) for concern level and an approximate cost provided to rectify the concern.

 

  1. Scheduled Maintenance Report: We audit your home to create a custom maintenance roadmap.
  • Predictive Maintenance: Periodic tasks (refrigerator cleaning, AC filters, battery replacements, and many more) are scheduled at optimized intervals.
  • Routine Adjustments: Minor repairs (tightening hinges, securing loose or torn off toilet paper holders, etc.) are performed during every quarterly visit.
  • Full Transparency: Our Maintenance Report identifies all items under our care, the methods used, and the frequency of service.
